- Toilet Valve Replacement — replace the fill valve and the flexible supply line (shut-off valve as needed), set the tank water level and test for leaks.
- Drain line — if the drain line itself is clogged or blocked, that is not part of this repair; we look at it and quote it separately before any work.
- One flat rate for the repair — the same price covers the wax ring/seal and/or the valve, whichever the toilet needs.

Scope: repair the toilet leak at the base — pull the toilet, replace the wax ring/seal and the closet bolts, reset the toilet and leak-test it; and/or replace the toilet valve — fill valve and flexible supply line (shut-off valve as needed), set the tank water level and test. Both items ride one flat rate for the repair service.
Notes: the repair covers a standard seal replacement. The price covers the toilet itself — the wax ring/seal and/or the valve; if the drain line is clogged or blocked, that is a separate repair, looked at and quoted before any work. If a broken closet flange or rotted subfloor is found once the toilet is lifted, we stop and get your approval before any additional work. Jobsite will be left clean once completed.
Warranty: 12 months workmanship on the project.
Not included: clearing a clogged or blocked toilet drain line (drain stoppage) — quoted separately; closet flange or subfloor repair if damage is found; tile, flooring or baseboard repair; mold or mildew treatment; permits.
